Panamoka_Bassin Posted February 7, 2007 Posted February 7, 2007 I'm only venting my frustrations here as its midnight and I have no other means right now to let go of some anger. Maybe some of you will think its a good story... Came home from a night of bartending with the idea that I'd grab my gear and head to VT for a couple days skiing. Got home about 11:00, opened the door and heard the sound of water running. I was quite sure I didn't leave anything running, and seeing as the cat was freaked out, I knew something was up...or down in this case. The down being my living room ceiling and gallons of water pouring through from upstairs. I now have a nice 2" deep pond in my apartment, along with trashed furniture, my entertainment system, my electric guitar (Really ticked about that one), two area rugs, some boxes of business papers, cds, dvds, all the clothes I had stacked on the floor in the bedroom (seeing as the water soaked through the walls into other rooms). The best response from my absentee landlords regarding this is, we'll get someone there by tomorrow evening. Great. Now I'm waiting until tomorrow to have water because the only way to stop the leak was to turn off the main valve (luckily I have access to it) and no one is going to come fix a leak tonight. I figure right now, best case, it caused me $2000 damage, worst case (and more likely) cost me $7500 in stuff, not to mention the time and aggrevation to clean up the mess. I don't even have my shop vac handy as I lent it out a while ago thinking, "ah, I never use it, you hold on to it." Picking it up first thing in the AM... And now for the release... GRRRRRRRRRRRRRRRRRRRRRRRRRRRRRRRRRRRRRRRRRRRRRRRRR!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! Sorry, had to do that... Thanks for letting me vent my anger... Quote

If you do all of your electronics stuff, furniture, clothes, cds and dvds, and area rugs should be covered under it. Man that sucks bad...hope things work out for ya. I can't believe the apartment complex didn't send an emergency crew on the double to help minimize any damage that would occur allowing the water to sit that long. Quote

Man that really sucks for you. My wife and I had that happen to us in our old apartment, only ours was the hose on the washing maching broke. Glad the machine was provided by the landlord so it was their fault. On the bright side, I would start by pitching a jig to the outside edges of the furniture and then working in towards the center. I would also try bouncing a crank off the boxes. ;D Sorry, I had to. Quote

Two years ago I had a pipe break on December 18th in my first floor bathroom below the line shutoff (also had to turn off the main value to stop the water). Water went right down to the basement. Guess where Santa hid and stored the kids presents yep right under the bathroom. What a nightmare, all the way around. Good luck. Quote

I have a cleaning company on their way over to at least pull the gallons of water from the carpets and the upholstery and a plumber coming this evening. What a mess... Pieces of drop-ceiling tiles EVERYWHERE, not to mention insulation crap, etc. Unfortunately, I was asked not to get renter's insurance, as this is an illegal apartment, so the landlords will have to suck up any expenses (and if they don't, then I'll have to get mean..."Oh, so don't pay for my stuff, I'll move out and then I'm calling the tax commission"). The worst part is the inconvenience and aggrevation, not to mention time lost on the mountains... Ah well, things are rolling in the right direction at least, and hopefully things will be better before the weekend. Quote

Make sure you start drying everything right away the longer you let it sit wet the more chance for mold and mildew there is. Also if the water was high enough to wick into the walls or flow into the wall cavities you'll want to make sure you dry those out also. It might require removing the bottom foot or two or drywall but if you don't the drywall and insulation will surely mold. If you're having a pro restoration crew handle it they'll most likely take care of it but if not make sure you do. Good Luck and hope everything works out O.K. Quote

If so, the damage is covered, less your deductible. Should you have decided to "assume" the risk of a pure risk loss, then your only recourse to become whole is to bring legal actiion against the property owner or property managment company. You will have to prove they are "negligent" in causing the loss to prevail. So, a suggestion to everyone: Do not risk a lot for a little. Pay the premium and purchase a Renters Insurance policy to protect you from both direct and indirect losses in addition to having personal liability insurance. And I am so sorry about your loss. I tell people that there are two things you can't control: water and electricity. Both can cause a lot of damage to your real and personal property. Quote

The area you lease is your "home" and it does not matter if it meets the local building codes. You should have protected your assets and not been concerned with the apartment owners. If the apartment is "illegal" that is there problem. Now, you have to deal with people who may not make you whole. I sincerely hope no fishing stuff was damaged. Quote
