It's on a pond I LOVE. It doesn't have bass four pounds or bigger, but nearly all its bass are 2.5 to 3.5 pounds. The lake is 170 acres and only one of its four sides can be developed as three sides are marsh. The one side that is developed only has about ten homes on large lots, all set 100' back, so when I look out from my shoreline, I only see water and trees. I am so excited. I'm not going to build on it. I'll leave it wild. It's five minutes from my house, so I'm going to stash an old v-hull on its shoreline and fish like a fancy angler, in a boat that can't tip and I can actually stand. So fancy. 47 Quote

Super User TOXIC Posted February 15, 2024 Super User Posted February 15, 2024 When I wade fished the Shenandoah River, I had a lady I worked with that had 3 acres of riverfront. She got it in a divorce and her ex got the cabin about 1/4 mile down the road. They were always planning on building on the 3 acre plot but never did. In exchange for us grooming the shoreline and trimming the trees we got unlimited access which is like gold on that river. Law is as long as you stay in the river you can wade anywhere. I knew about 3 miles of that stretch like the back of my hand. We camped many weekends up there. She sold it to a deputy sheriff who always said we could fish anytime but he built there and it was awkward. Enjoy your purchase! 1 Quote

It's five minutes from my house and if I ever decide to build, it's the last lot on a dead end road, bordered by swamp on one side and the lot on the other side already has its house built up by the road. It’s a pretty fantastic feeling to own your own little slice of heaven, for three years now I’ve been able to walk across my field to a section of quiet river that I own on both sides of, and catch all kinds of scrappy little bass.
