Smithville has quality fish, but it can be tough. There are a lot of trees, that can be hard on lower units and boat hulls. When I lived in Liberty, I fished it quite a bit. when I moved to Kansas the out of state license and Clay county nonresident Park permit was too expensive. I now stick to Kansas lakes. 1 Quote

Just can’t get in in time. We are running out of time though because so have to be relocated by June 10th for work and right now it’s taking 40-45 days for closing times. Quote

Closing date is set for June 2nd. 4318 Shearer Ct, Kansas City, Kansas https://www.zillow.com/homedetails/4810-Shearer-Ct-Kansas-City-KS-66106/207881365_zpid/ Gotta figure out a way to fit my 20'8" boat (with motor down and turned) in a 20" garage. Also, got to build a privacy fence for my dogs. Anyone have a good reference for someone? I have built plenty of fences but not sure how much time I will have once we get moved in. I have lived on the west side of WYCO for 5 years. like @pauldconyers mentioned Wyandotte county lake is the closest. it has a lot of bass, with a few nice ones. It cost around $50.00 a year for county boating and fishing permits, if you live in the county. other notable lakes within an hour are La Cygne, douglas state fishing lake, Clinton and Perry. if you want to drive 1.5 hours, Melvern has been producing some impressive smallies. Clinton and Perry seem to be on the rebound and should be good for largemouth and smallmouth in the coming years. La Cygne is my favorite. it can be tough, but there are huge bass in there. My best for 2020 is 7lb 6oz. I know of one over 9 from there this year. Quote

When we looked at it we thought there was plenty of room to either add a 3rd garage space or build a detached garage in the backyard. Turns out there is a Sewer Drain Easement that prevents that, that was not in the Seller's Disclosure. We can't build a bump out from the garage into the house because there are stairs parallel behind it, and we can't extend the garage forward because it is already as close to the street as zoning allows. We have run out of time to find a different house and my wife likes the rest of this house too much to let it go. So much for dreams of building a shop/work area. Not 100% what I am going to do with the boat right now, first thought is to get a different trailer that makes the storage length compatible with the garage. I'm not leaving the boat outside and my wife's car is too nice and I am not leaving it outside either. If I can fit the boat in the garage, a large storage shed in the backyard without a drive approach might be the best I can do. If I can't keep the boat on site, I'm not really too excited about trying to keep it - storing it off-site sort of tips the scales for me. Who really needs a workshop (let alone a boat) when they are anticipating consistently working 80-100 hr weeks anyway? A little bummed. Quote

Im sorry to hear that man! but most importantly atleast you have a roof over your head, you will be able to adapt. I wish my house would have worked out better for you, the garage was 22'10" deep, used to back my skeeter back in the garage with 4" to spare, and my wifes car next to it plenty of space. If you're working 100 hours a week - someplace to chill by yourself seems to me to b e mandatory. Nothing in my jog is life or death, but I often have times when I need to go sit and/or fool around with tools in my garage or my fishing shed - just to deal with mental health issues. Hope you get it worked out. Maybe trade your boat - get a slightly smaller boat. Maybe keep the boat with a tarp on it through the summer and find a place to store it through the winter. As I recall, you're in the medical biz, right - ? - Maybe one of the doctors you work with has some spare storage you can borrow for a while. I can understand your dilemma. A 24 year old Ranger in decent shape is hard to find and not something I'd get rid of lightly. Wish that I had room in my fishing shed - you could store it at my house - but I don't. 1 Quote

I added this to the tongue and it fit easily. my current ranger came with a swingaway tongue. 1 Quote

I know a guy in Lincoln, NE that can do it but not before I move and I’m not sure how practical it’ll be to drive out there once I move.
