Just started the process on Monday. Tried back in Jan when rates were even lower but my wife still had a mortgage in her name so we had to wait till that sold to do it again.

I think it's possible because I added on to my house. My house would have appraised for about $120,000 a couple years ago to probably $320,000 in today's market. There is a house less than a half a mile from mine, while being fairly new it is only 2,000 sq ft (mine is 2,500) and they are asking $449,000 and have multiple bids in. Crazy times.

Apparently it has to do with property value and I was a little short last year on escrow. As far as electric, we had the HUGE winter storm disaster last year that cost millions(billions) of dollars for electric companies (we even had rolling blackouts) because they weren't prepared. Guess who will foot the bill?

Man, things are starting to get tight around here. We have an ARM loan on our house and it just went up $160 a month starting July 3rd due to interest rates. Escrow was raised $40 a month for a total of $200 a month extra on the house payment. Electric has went from about $160 at this time last year to about $240 now. Fuel prices, groceries, etc. it's getting out of control. I'm not making anymore money though.

Here we go again. Big difference in "foul hooked" vs "snagged". Usually you foul hook a fish that swipes at your bait. Somehow I am really good at catching catfish this way with a rattle trap. A 7 lb catfish foul hooked in the tail at 6 am on a tournament day makes you feel like you are about to be on a heater. A snagged fish usually is referred to as a fish caught on purpose by "snagging" while sight fishing. I do not believe either catch is legal in California but I am also not sure if you can even use a chain saw in California. For more on the "snagging" technique you should look up a fella name Mike Long. I think you will see the difference in the two terms.

Did it in January last year when the water was about 39, not a boat in sight. At about 50 yards and watching it blow away I decided I had to do what I had to do. Not my proudest moment for sure.

Congrats to Ole Miss, seemed like a team of destiny. Their coach seems like a well deserved individual as well. Coaching is such a tough job and sometimes decisions can win or lose a game. Unfortunately when Skip made the decision to pull Cade in the 8th more than likely cost them the game and a possible National Championship. I realize hindsight is always 20/20 but I don't understand why you pull a guy who has been pretty unhittable all day. But he coaches College baseball at the Division 1 level and I coach JH softball, so what do I know. Maybe they can find a way back to Omaha next year, there are a lot of young guys on this squad so hopefully they can make another run.

Yep ^^^^^, the library at my school is like a circus most of the time when I go in there. The librarian I had in school would have either had a stroke or been in jail for child abuse with these kids.

Ole Miss is in the drivers seat now. Going to take a lot for the Sooners to get back in it. If they happen to get to game three they will have their hands full assuming DeLucia can go. Better bounce back tomorrow and have better at bats. Can't keep getting behind 0-2 or 1-2. Too hard to get on base in those situations.

I thought of Rolo the other day. Sometimes when these threads from days gone by get brought back up it makes you think.

I can officially update this thread. I met with the superintendent this week and everything was approved by the board for me to take over coaching duties. I will be the head JH softball coach and the Asst HS coach. Here was the main hold up with the board. Since I would be taking over these duties, I would be out of the classroom for 3 hours a day. Essentially, the school is going to have to hire another teacher to take over those classes and teach a couple extra. This was a big deal since I had said I would not coach basketball. So now they have to find a coach for that as well. That being said, they agreed to all the terms I had laid out and even agreed to raise my salary over what I was offered from the other school. I met with the HS coach yesterday and got my keys, schedules, etc. and I look forward to the challenge. My girls get to stay home and so do I, a win - win in my opinion.

Got to point out how much pitching is needed in Omaha. I said the arms had to be great for this to happen for the Sooners. Bennett had 3 wild pitches in 110 2/3 innings pitched this year and he had 3 in the first 2 innings, which led to 3 runs. Then he gives up the solo shot in the 3rd and the Sooners are already in a hole 4-0. Got to find a way to get runners on base and put some pressure on or it might be over before we know it.

I'm 42 years old, haven't shot a free-throw in front of a crowd in 24 years. I would bet I could go out and make 7 out of 10 in a stadium of 40,000 screaming fans. Maybe you should just embrace it. Sometimes, that's all you can do.
